CODA Building - 93,000sf - 

Faced with a big task, coming into Atlanta CISCO was hiring 700 top talent employees in tech and consolidating multiple locations across the city into one Innovation Center, and with discretion to avoid alarming existing talent.  

The goal was to complete site selection, lease negotiation, interior buildout, and move-in as well as secure a strong market presence upon occupancy, in 1 year, a project that usually takes at least 2 years to complete.

Consolidated into 1 ideal location in Midtown Atlanta, well positioned for goal of 700 new hires. Maintained discretion during move. Secured premier signage despite market standards and code restrictions.

CHALLENGE

With confidentiality and discretion (to ensure a smooth
transition for existing employees), establish an Innovation Center at a location well placed to provide for:

  • An aggressive short deadline to occupy in less than 12 months 

  • The optimal location to attract 700 Tech  New Hires. 

  • An opportunity for premier identity and strong Atlanta presence. 

  • An attractive location for consolidation of multiple current locations.

  • An environment enhancing collaboration and culture thereby increasing retention
    and recruitment.

ACTION

Cisco secured the representation of JLL,  Gregg Metcalf and team who who drastically accelerated the timeline from
market survey to lease execution and occupancy:

 

Week 1 & 2—

  • Conducted a comprehensive survey 

  • Identified the preferred buildings

  • Explored alternate options to leverage the market. 

  • Secured and guided tours in 6 potential buildings 
     

By week 4— 

  • Toured entire executive team 
     

By Week 8— 

  • Initiated and completed the RFP proposal and lease negotiation process. 

  • A lease was fully executed.

OUTCOME

Through close collaboration with the client, Gregg and team negotiated favorable terms, surpassing market expectations, securing a 12-year lease for 93,000 RSF. The chosen building, CODA, not only offered proximity to the Georgia Tech campus but also shared multiple floors with the prestigious Georgia Tech research and innovation center. CODA acts as the epitome of innovation within Midtown Atlanta's Tech Square, combining cutting-
edge research labs, creative workplace design, communal spaces, event spaces, and exclusive retail and dining concepts. Furthermore, Gregg secured top-of-building signage, despite market standards and code, providing unparalleled exposure to the busiest road (I85/I75 Connector) in the Southeastern United States.
