AN "IMPOSSIBLE SITUATION"

It was 2009, the Great Recession, the worst market since the Great Depression. Rapidly growing to the top 10 national accounting firm, the headquarters was located in a less than optimal submarket.  Employees were leaving, top talent was choosing the competition and the space was much larger than required. The lease didn’t expire for 4 years. There was no termination right, making it a high cost and a big penalty to make a move in a down economy.

ACTION

With his background as a landlord and his insights and experience as a developer, Gregg saw in the 'impossible situation', solutions and opportunities for the company.  With his deep understanding of landlord motivations, keen knowledge of recent market transactions and thorough understanding of the clients needs, Gregg uncovered the ideal tenant/ landlord match opportunity for his client. Inclusive of securing them premier class A office space, in the ideal location for retention and recruitment, Gregg negotiated terms that not only allowed them to move early, but also saved them four million dollars in real costs over the remainder of their existing term.  Shortly after, the company secured Gregg not only in Atlanta but across the globe. 

OUTCOMES

  • The company was able to move their office space four  years before the expiration of its lease. 

 

  • A new ideal space with a  lease that included flexibility options for expansion, contraction, and termination rights.  
     

  • Through this transaction alone, along with an upgrade in space,  $4 million in actual savings in real estate costs.

 

  • Following the initial transaction, 12 additional transactions completed within a 48-month window, eliminating over 245K square feet of excess square footage, a 20% reduction when compared to their initial portfolio. 

 

  • $9.1 million in associated annual spend reduction.

Gregg realized office tenant rep was exactly where he needed to be. By February of 2010, Gregg had completely repositioned and committed his business to office tenant representation. ​

Today Gregg has completed $1 billion in real estate transactions, representing tenants alone.  His clients and former transactions in Office Tenant Representation include, Mercedes-Benz USA, Cisco, AIG, and SAP, providing strategic solutions in Atlanta locations expanding to portfolio optimization initiatives among his clients with national and  global portfolios.

 

Gregg has held numerous leadership roles, including serving as the 2022 President of the Atlanta Commercial Board of Realtors. Gregg has also been recognized with awards such as the Alvin B. Cates Award for the Mercedes-Benz North American Headquarters deal in 2016.
